Six Commercial Capabilities. One Reliable Subcontractor.
Everything a main contractor needs to complete the interior envelope — self-delivered by KCL's experienced commercial team.
Commercial Drylining
KCL installs complete metal stud partition systems, MF ceiling grids and all associated plasterboard boarding to specification. Our operatives work to tolerances that meet finish codes FL2–FL3 and above, giving paint and specialist finish contractors a reliable substrate to work to.
We can provide and install, or install-only — and we're experienced at coordinating with M&E, structural and fit-out trades to maintain your programme.
- Metal stud and track partition systems (all gauges)
- MF ceiling grids and suspension systems
- Single, double and triple-layer board configurations
- Fire-rated and acoustic board systems to specification
- Movement joints, beads and trims installed and formed
- Output rates to support phased programme handovers
- CSCS-carded operatives on every project
Acoustic & Firewall Plastering
Where tested acoustic and fire performance is specified — party walls, lift shafts, stairwells, compartment floors — KCL installs certified systems that meet the required ratings. We don't substitute or deviate from specification without sign-off from the design team.
All systems are installed in accordance with manufacturer's installation instructions, with all relevant LABC or building control notifications managed by the main contractor, supported by our method statements and COSHH assessments.
- Fire-rated plaster systems to 30, 60 and 90-minute ratings
- Acoustic plaster — tested wall and ceiling assemblies
- Party wall and compartment separating elements
- Intumescent fillers and fire-stopping elements
- Method statements and COSHH provided for all systems
- Manufacturer warranty support documentation provided
- Coordination with building control requirements
External Rendering & K-Rend
KCL's external rendering team works on commercial new builds and refurbishments across the South Coast. We specify and apply factory-manufactured render systems — monocouche, silicone K-Rend, polymer-modified and traditional sand-and-cement — to suit substrate, exposure and planning requirements.
Our operatives are trained and approved for K-Rend application and we carry product insurance to support long-term performance guarantees.
- K-Rend through-colour silicone render (10-year warranty)
- Weber, Parex and Sto render systems also available
- EWI (External Wall Insulation) render systems
- Traditional sand-and-cement and dash finishes
- Substrate assessment and preparation included
- Beads, reveals and window surround detailing
- Scaffold coordination and programme integration
Taping & Jointing
Commercial taping and jointing is a high-output, precision finish — and KCL operates at pace without compromising flatness. We use paper tape and feather-edge techniques across flat ceilings, walls and soffits on commercial and mixed-use developments.
Our tapers produce a consistently flat, paint-ready surface at the rates that modern commercial programmes require — and we understand the critical-path implications of falling behind on boarding and finishing.
- Paper and mesh tape — walls, ceilings and soffits
- High-output rates for fast-track programmes
- 3-coat system: tape, fill and skim coat as standard
- Flat finish tolerance to BS 8212 / British Gypsum standards
- Suitable for gloss and semi-gloss paint systems
- Available as standalone package or within full fit-out
- Compatible with all major plasterboard brands
Plastering & Skimming
Two-coat skim finishing of plasterboard substrates to a high-quality, paint-ready standard throughout commercial developments. KCL's plasterers work at commercial output rates without sacrificing flatness or finish level — the two things that affect every subsequent trade on your programme.
We use British Gypsum multi-finish as standard, with hardwall, bonding and browning applied to masonry substrates as required by the specification.
- Two-coat multi-finish skim to paint-ready standard
- Hardwall and browning on masonry substrates
- Bonding coat on glazed and difficult substrates
- Beads, stops and reveals formed accurately
- Feature reveals and shadow gaps accommodated
- Output sufficient for fast-track commercial programmes
- Available as part of full interior package or standalone
Screeding
Sand-and-cement and bonded screed systems applied to commercial floor substrates as part of a complete interior finishing package. KCL's screeding operatives lay to falls, level or to pre-set datum points — with tolerances that accept tile, LVT and carpet without remediation.
We are experienced with underfloor heating screed requirements and can accommodate pipe-set screeds where specified.
- Sand-and-cement bonded and unbonded screed systems
- Tolerances to BS 8204 — SR2 as standard
- Pump-applied screed available for large floor areas
- Underfloor heating screed overlay systems
- Falls and drainage channel formation
- Ready for tile, LVT, resin or carpet without remediation
- Curing protocol and protection managed on site
